Traffic

  1. How will traffic be impacted (numerous questions)/
  2. How many trips per day will be added to Old Spicewood Springs Road (OSSR)?
  3. What will happen to traffic stacking at Loop 360/OSSR?
  4. How many traffic accidents have occurred on OSSSR along the frontage of this property?
  5. How many traffic accidents have occurred at OSSR and Loop 360 in the last year? 2 years? Before traffic light? After traffic light?
  6. What is current 24 hour traffic volume on Old Spicewood?
  7. Without changing the character of OSSR, what roadway improvements can be made to insure the safety of drivers on OSSR and drivers entering/leaving the property?
  8. When will Bluff Side Drive be extended to Yauoon Drive?
  9. Are there alternate access poiints to the property off Loop 360 or Bluffside?
  10. What are current traffic counts for Treetops?
  11. If OSSR were to be designated a "Scenic Texas Highway" would JPI design the property so as not to endanger such a designation?
  12. What % of traffic is expected to go north on OSSR? South on OSSR to 360?
  13. What is current capacity of OSSR given rodadway characteristics, i.e., no shoulders. curvature of road, low water crossings, etc?
  14. Did WHM document off peak traffic?

Visual Impact

  1. How visible will the buildings be from OSSR?
  2. What will buildings look like?
  3. Would JPI float balloons to demonstrate the building height and visibility to OSSR?
  4. Will JPI maintain natural buffer between OSSR and the Property?

Zoning

  1. What is the property currently zoned?
  2. How many units will current zoning allow for development?
  3. How many units will MF1 allow?
  4. If the property were zoned and JPI waalked away from the deal, would the zoning remain?

Watershed

  1. What will be the action plan when Bull Creek floods and residents can't get by the flood barricade?
  2. Will JPI comply with existing (proposed) watershed ordinances?
  3. What is being done to maintain the water quality of Bull Creek?

Property Taxes

  1. If the property were developed, how would the new development impact property taxes for surrounding property owners?
  2. Will property taxes of surrounding residences increase because of rezoning?

Parkland Dedication

  1. Upon JPI dedicating parkland, where will the access point(s) be to the park? Will there be a trailhead on the property?

Site Plan

  1. Would JPI consider reducing the number of units propesed?

Endangered Species

  1. How does development impact the endangered species?
  2. Will we participate in the BCCP?

Other

  1. What percentage of children live at Treetops? Impact on schools?
  2. What will be the impact to schools?
  3. What other sites does JPI own along Loop 360/OSSR and does JPI have any other development plans for the area?
